NexMetro started in 2009-2010 to provide a rental product amid the foreclosure crisis. Originally aimed at a demographic with bad credit, it evolved to attract young professionals and empty nesters, completing 63 projects and managing 11,000 homes currently.

Q: What did you find that maybe surprised you about the market power in real estate?
Josh said he was surprised to find that, contrary to expectations, market power in single-family rentals does not appear to lead to increased rents because operational efficiencies at scale outweigh market power effects.
